Cost and front-end budget depend on where you are building it. Soft cost of purchasing land, unless there is a site visit, it’s challenging to estimate septic and foundation cost/considerations. The cost difference can vary as far as $100/ square foot depending on location and environment. It’s all apart of the process of building a custom home.
If not, now is the time to research and decide what you can’t live without. Consider how many rooms and bathrooms you will need, what types of spaces you have, and what built-in features will need to be added during the construction phase. While this doesn’t need to be a detailed plan, you’ll create that later, having a list of non-negotiables and things you would like to fit in can help you explain your vision to your builder.
Find a Builder or Architect
Once you know what you’re looking for, it’s time to find someone who can make your dream a reality. Find a reliable builder or architect in your area with good reviews. Your builder will work with you to determine the size, budget, and other details before you start. Make sure to take notes to make sure you’re both on the same page.
Choose a Location and Buy Land
After choosing a reliable builder, it’s time to pick a location and get the land you need. Consider the type of area you want to live in. Do you need something close to work or school? Is there a nearby town you’re ready to settle down in? Look for land available in your desired area. Your builder can help you determine how many acres you’ll need to fit the size of house you want.
Create a Floor Plan with Your Builder
Once you’ve purchased your land and know where your house will be built, you will work with your builder to create a floor plan if you haven’t already. Go over all the details and ensure everything is how you want it to be before construction begins to avoid mistakes or renovations later down the road.
This can take a while, but having everything set before you begin will make the rest of the process go smoothly. During this time, you may also want to have any trees cleared and the land prepared for building.
Decide Materials and Track Construction

The amount of time it takes to finish your home will depend on several factors, including the size of your home, the materials chosen, the complexity of your floor plan, and more. You can choose to stay wherever you like during this process, but the new home will not be habitable until construction is complete.
Your builder should be able to estimate how long construction will take to help you better plan your living situation during this time. It is important to keep in mind that this is only an estimate and delays may occur for various reasons. It is best to plan for it to take longer than estimated.
Add Your Personal Touch
Once the frame of your home is built and the walls and floors have been added, you can begin to add your personal touch. Clients will typically pick a lot of this out in the beginning, floor plan stage. Some custom cabinets can take time to build. Picking things out early can help with budgeting and avoiding delays. As construction nears its end, you may be able to start moving in some of your personal belongings and furniture, creating a move-in-ready space by the time your new home is built.
